The South Hampshire rental market has entered 2026 with plenty of momentum. Tenant demand remains strong and rental values have continued to hold up well, particularly for well-located, good-quality homes. Two-bedroom properties continue to attract the highest levels of interest, reflecting ongoing demand from couples, small families and sharers.
Recent changes to legislation will also shape the market this year. The Renters Reform Act became law shortly before Christmas, with most measures due to be introduced from May. Our teams are already preparing for these changes and reviewing internal processes to ensure everything is aligned with the new requirements. While the legislation brings adjustments for landlords, we still see positive opportunities for those offering well-maintained properties and taking a long-term approach to their investments.
